Commercial Finance

Helping you source the right commercial finance for your business

Commercial finance is a term that refers to a wide range of products, offered by a lender, that offers both short and long-term solutions to provide capital for companies for a range of reasons.

The funding can be secured or unsecured.

You may want the funds to:

Raise additional working capital

Fund further growth

Acquire or merge with another business

Acquire additional plant or machinery

Fund the acquisition of commercial property

Property Development

Fund New Builds and so on.

We have experience with, and access to, a wide range of business finance products that are not always available from your high street bank or current lender.

We have a "go to" list of commercial lenders that we use time and time again, whom we trust  - and we understand their underwriting criteria - so that you are more likely to be accepted for that vital additional funding you seek.

As an independent broker, our service offers a flexible approach to secure the best deal for you and your business.

We get to know you and what makes you and your business so that we can dovetail the right finance for your business needs.

Bridging Finance

Helping you source the most cost-effective bridging finance for your business needs.

Bridging finance is short-term finance secured against a property and is widely used by property investors and developers as well as business owners for a variety of reasons.

Bridging lenders will lend in situations where the more traditional lenders will not, and can provide loans in a much shorter timeframe if a quick completion is required. Acceptable security includes residential and commercial property of any type and in any condition, and land with or without planning consent.

Some types of bridging finance are regulated by the Financial Conduct Authority and some types are not. Penn Financial our sister company is regulated by the Financial Conduct Authority and can source "regulated" bridging finance. Penn Services is not regulated by the Financial Conduct Authority and can source "unregulated" bridging products. Either way, we have you covered.

With our case management system created by our own technology company, Penn Tech, we can move very swiftly to ensure that you get your bridging finance in place very quickly, often in hours and days, most certainly not weeks and months.

We have a "go to" list of bridging finance companies that we use time and time again, who have a good reputation and who we know also work speedily - so that you get your finding in place as soon as humanly possible.

Remember, we even source secured and unsecured commercial finance and if we can arrange that as quickly as is needed, we can do that too.

Compliant Documentation for Business

Helping you keep your business safe with our compliant commercial legal documentation

Sadly, all businesses face heavier and heavier regulations. To remain compliant, we need to manage so many legal and administrative aspects of our businesses before we can get to the part where we sell our products and services.

Some legal activities are "reserved" (i.e. regulated and some legal activities are "unreserved". When you need assistance with reserved legal activities, we can refer you to our sister company, Penn Chambers Solicitors which is fully regulated and authorised by the Solicitors Regulation Authority to conduct reserved legal activity. Where you require assistance with unreserved legal activities, we can assist you in Penn Services for a fraction of the cost a traditional law firm would charge.

"External" factors that we need to comply with are matters such as:
GDPR

Money Laundering

Anti Bribery & Corruption

Sanctions

These areas and others, can lead to PERSONAL liability and in many cases, criminal penalties including jail time.

"Legal" factors that we need to comply with  are matters such as:

Equality, Diversity and Inclusion

Competence

Risk Management

These areas and others, can lead to serious financial implications for your business, with especially employment breaches costing so much money nowadays that they could affect the continued viability of your business.

"Internal" factors that we need to attend to are matters such as:

Staff Employment Contracts

Contracts for Services (self-employed contractors)

Health and Safety Policies

Staff Handbooks

Director Service Contracts

Shareholder Agreements and so on

These areas and others, can lead to severe breakdown in communications not only between staff and employers, but also between partners and directors of companies which can lead to serious issues within the business.

We can help with all of the above, and more, and we do this by getting to know you and your business so that we can produce bespoke documentation specific to your own business needs.

And when you need commercial finance or bridging finance - we can do that too.

Do you want to make your business more compliant? Contact our team at Penn Services today and let’s discuss what we can do for you.

Business Wills & LPA's

Helping you keep your business safe with professionally drafted Wills & LPA's.

What is a Business Will?

We all know what a Will is - a document that we prepare to manage your financial affairs after you pass away - who gets the home, who gets the chattels and so on.

In some cases, the assets, which may include your business, will pass under the terms of your Will.

Often, it is better if the management of the business is left to your co-directors not your next of kin, as they will know more intimately what to do to keep your business trading.

In that way, it is helpful and in some cases crucial to prepare a Will for your business (and a distinct part of that Will for your personal affairs, such as your home and family assets).

That is why you may wish to have a business Will.

What is a business LPA?

A lasting power of attorney or LPA is a document that gives the power to a special nominated person known as your "attorney" (but that does not need to be a lawyer) to manage your financial affairs in the event that you lose mental capacity.

In most cases you may wish for your spouse say to be your attorney to look after your financial affairs if you were to lose capacity. However, in some cases, it may be far more beneficial to appoint a business attorney to specifically only manage your business affairs, for example, your business partner, or co-director etc, rather than it being say, your spouse.

That is why you may wish to have a business LPA.

We can help with all of the above, and more, and we do this by getting to know you and your business so that we can provide bespoke Wills and LPA's as well as other legal support services specific to your own and your business needs.

And when you need commercial finance or bridging finance - we can do that too.
